The main bathroom has a
large shower cubicle, wash basin with storage unit beneath, bidet and wc and
also houses the washing machine and tumble dryer. The second bathroom also
has a shower cubicle, wash basin, bidet and wc. Both bathrooms have ¾ height
wall tiling, radiator and a double glazed window. |

Living Rooms |
Large lounge/dining room
with an open fireplace, two leather sofas, dining table and chairs,
display/storage cabinet, television, dvd player and stereo system. This room
has two radiators and two double glazed windows, one providing a very
pleasant outlook across the surrounding valley.
There is also a study
with radiator, doors to the kitchen and hallway and a door opening onto the
driveway and this room provides a quiet area ideal for reading. |

Very well fitted kitchen
with a range of solid wood wall and base units, worksurfaces with inset
5-ring gas hob with electric oven beneath and extractor hood above, inset
stainless steel sink unit with mixer tap, built-in fridge/freezer, and a
double glazed window. |

Outside |
The property is
approached via a long driveway with electronic gates, which provides parking
for several vehicles. Various seating areas around the villa give the option
for sitting out in the sun or under the shaded patio area in front of the
villa, which has a lovely view across the neighbouring valley. Two outdoor
tables are provided, one extendable and the other with sun umbrella, both
with chairs. Steps lead down to the garden area which has various fruit
trees and guests are welcome to sample the fruits in season during their
stay. There is also a barbeque on the front patio of the villa. |

Distances
|
The villa is conveniently located just 2-3
km outside of the historic town of Ceglie Messapica, which has a range of
shops, supermarkets, restaurants, cafes and bars. Just a 5 minute drive
from the property is a private club with swimming pool, bar and pizzeria,
and guests are able to use the swimming pool here at a cost of just 5 euro
per person per day. The towns of Martina Franca and Ostuni can each be
reached within 20km as can the coastline of the Adriatic Sea. The airport
at Brindisi can be easily reached within a 30 minute drive.

Cleaning & Linen |
Towels and linen are
included and the property is cleaned once per week as standard. Additional
maid service is available on request at an agreed price to be paid locally. |

Booking
Notes
A deposit of 30% of the total holiday
cost is payable within 2 weeks of booking being made, the remaining 70% to be
paid at least 14 days prior to holiday commencement. If booking is made 14 days
or less from holiday date the full holiday cost is payable immediately.
Changeover Day
Flexible changeover days subject to
availability.
Damage Deposit
A deposit of 150 euros will be
requested against potential damage to the property during your stay. This
deposit will be returned to you in full at the end of your holiday should no
such damages have occurred.
